Waterproofing service in Goa for roofs, terraces and damp walls
We're a waterproofing service in Goa for roofs, terraces and damp walls. We diagnose and repair water entry in homes, villas, apartments, hotels and commercial properties across North and South Goa. Our waterproofing contractors trace dampness to its source—from terrace cracks, failed parapet joints and outlets to pipe penetrations, damaged flashing, porous walls, sunken slabs and leaking tanks.
Based on the cause and surface, we use cementitious, acrylic, elastomeric or polyurethane coatings; APP-modified bituminous membranes; polymer repair mortars; PU sealants; and injection grouts. Preparation, crack repair, drainage, priming, detailing and testing form part of the treatment—not one generic coating.
Goa’s extended monsoon brings intense rain, standing water, salt-laden moisture and persistent humidity. We specify systems suited to each structure and exposure. Where integral waterproofing compounds are specified, we use products conforming to the applicable requirements of IS 2645:2003, including its water-permeability performance criteria.

Waterproofing designed for Goa’s monsoon conditions
Find the source, not just the damp patch
We inspect exposed terraces, parapets, outlets, construction joints, external walls, plumbing-adjacent areas and roof junctions to identify how water is entering.
Match the treatment to the property
An RCC terrace, tiled roof, balcony, bathroom and laterite or masonry wall do not require the same waterproofing system. The recommendation should reflect the surface, exposure and condition of the structure.
Explain the complete scope
The quotation should clearly identify surface preparation, crack repair, primer, coating or membrane system, number of applications, testing, exclusions and applicable warranty.
Prepare for Goa’s rainfall and coastal exposure
Waterproofing in Goa must account for prolonged monsoon exposure, humidity, wind-driven rain and properties that may remain closed for part of the year.

Waterproofing services across Goa
Every leak has a source, and every surface requires a different waterproofing approach. Compared to other waterproofing companies in Goa, we offer specialized waterproofing by inspecting the condition of the structure, trace how water is entering and select a system suited to the substrate, exposure, drainage and intended use of the area. Our home waterproofing and commercial waterproofing services cover RCC terraces, flat and sloped roofs, external walls, balconies, bathrooms, basements, foundations, water tanks and sumps across North and South Goa.

Roof waterproofing and leak repair
Roof leakage can begin at hairline cracks, sheet overlaps, damaged flashing, ridge and valley junctions, pipe penetrations or the point where the roof meets a parapet or wall. Water may then travel through the structure before appearing as a damp patch somewhere else.
We inspect the roof type, surface condition and likely route of water entry before recommending crack repair, PU sealants, polymer-modified mortar, elastomeric coatings, liquid-applied polyurethane membranes or APP-modified bituminous membranes. For sloped and tiled roofs, the treatment may also involve damaged tiles, flashing, joints and rainwater-discharge points.
Terrace waterproofing
Flat terraces in Goa are exposed to prolonged monsoon rain, intense sunlight and repeated wet-and-dry cycles. Inadequate slope, blocked outlets, cracked screeds, failed parapet joints and poorly sealed pipe penetrations can allow water to remain on the surface and enter the slab.
Our terrace waterproofing work begins with checking the slope, drainage, cracks, outlets, construction joints and previous coatings. Depending on the condition and use of the terrace, the treatment may include polymer-modified repairs, cementitious waterproofing, reinforced acrylic coatings, liquid-applied polyurethane membranes or APP membrane systems with properly detailed overlaps and upturns.
Basement waterproofing
Basement water entry may be caused by groundwater pressure, cracks in retaining walls, failed construction joints, pipe penetrations or the absence of an external waterproofing barrier. Treating only the internal damp patch may provide temporary relief without addressing the path of water entry.
Where the exterior surface is accessible, a positive-side membrane is generally preferred. For existing structures with restricted access, the treatment may include injection grouting, joint sealing, crystalline or cementitious coatings and local negative-side waterproofing. The selected system depends on the source, pressure and condition of the concrete. Our specifications consider the applicable requirements of IS 6494 and IS 16471 for relevant projects.
Bathroom waterproofing
Bathroom leakage commonly develops around floor-to-wall junctions, pipe sleeves, sunken slabs, drain outlets, shower areas and poorly sealed sanitary fittings. Replacing tiles or grout alone may not correct a failure in the waterproofing layer below.
For new bathrooms and major repairs, we prepare the substrate, treat cracks and junctions, reinforce corners and pipe penetrations and apply a compatible cementitious or liquid-applied membrane before tiling. For bathroom repairs, we offer floor waterproofing and injection waterproofing as a separate solution. Where appropriate, the treated area is flood-tested before the finishing work begins.
Balcony waterproofing
Balconies are exposed to direct rain, movement, sunlight and water collecting around door thresholds and outlets. Leakage can develop through cracked tiles, failed grout, slab-edge cracks, railing supports, floor-to-wall junctions or inadequate drainage.
We inspect the balcony slope, drain connection, threshold level, perimeter joints and visible cracks before selecting the repair.
Depending on access and surface condition, the solution may involve joint sealing, crack repair, polymer-modified coatings, reinforced liquid membranes or a complete under-tile waterproofing system.
Ceiling leak diagnosis and repair
A wet ceiling is usually the visible result of water entering somewhere above it. The source may be a terrace crack, bathroom floor, balcony, concealed pipe, external wall or roof junction located away from the damp patch.
We trace the likely route of water before recommending repairs. The waterproofing work is carried out at the point of entry wherever possible. Damaged ceiling plaster, stains and paint should be repaired only after the source has been treated and the affected area has had sufficient time to dry.
Liquid-applied and chemical waterproofing systems
“Chemical waterproofing” is not a single product or process. It includes different systems designed for different substrates and water-exposure conditions.
Depending on the problem, we may recommend polymer-modified cementitious coatings, acrylic elastomeric coatings, polyurethane membranes, crystalline treatments, PU joint sealants, epoxy repair materials or polyurethane injection-grouting resins. The correct system is selected only after considering the substrate, crack movement, water pressure, UV exposure, foot traffic and whether the surface must remain breathable.
Sump waterproofing
Underground sumps are exposed to water pressure from both inside and outside the structure. Leakage often develops through construction joints, pipe penetrations, cracks, honeycombed concrete or the junction between the base and walls.
Our sump treatment may include injection grouting, polymer-modified repairs, joint sealing and internal cementitious waterproofing formulated for continuous water exposure. The surface is prepared thoroughly, vulnerable junctions are detailed separately and the sump is tested before normal use resumes.
Foundation waterproofing
Foundation waterproofing is most effective when incorporated during construction, before the below-ground structure is covered. Particular attention is required at raft joints, retaining walls, construction joints, service penetrations and transitions between horizontal and vertical surfaces.
Depending on the project, the system may include HDPE membranes, APP-modified bituminous membranes, liquid-applied coatings, waterbars, joint sealants and protective boards.
For existing buildings, we assess whether targeted injection grouting or internal treatment can control the leakage without exposing the entire foundation.
APP membrane waterproofing
APP-modified bituminous membranes provide a robust waterproofing layer for suitable RCC roofs, terraces, podiums and below-ground structures. We work with specifications applicable to APP-modified waterproofing membranes, including IS 16526, IS 16532 and IS 16540, depending on the membrane construction and application. Their performance depends on surface preparation, correct torch application, properly bonded overlaps and careful detailing at parapets, outlets and penetrations.
The substrate is cleaned, levelled and primed before the membrane is installed. Sheets are aligned with the required overlaps, bonded to the prepared surface and turned up at vertical junctions. Outlets, corners and termination points receive additional attention because these are common locations for future failure.
Water tank waterproofing
Cracks, construction joints, pipe connections and movement between the tank wall and base can lead to leakage or allow outside moisture to enter a water tank. The waterproofing system must be selected according to whether the tank stores potable or non-potable water.
We clean and prepare the internal surface, repair cracks and honeycombed concrete, seal penetrations and treat wall-to-floor junctions before applying a suitable water-retaining cementitious system. For drinking-water tanks, only products approved by their manufacturer for contact with potable water should be used. The completed tank is cured and water-tested before it is returned to service.
Wall waterproofing and damp treatment
Peeling paint, bubbling plaster, mould and damp patches do not always mean that the visible wall is the source of the problem. Moisture may be entering through external cracks, porous plaster, window edges, roof junctions, adjoining bathrooms, concealed plumbing or moisture rising from below.
We first distinguish rain penetration from plumbing leakage, condensation and rising damp. The treatment may include crack opening and repair, polymer-modified mortar, PU sealants around joints, exterior elastomeric coatings, cementitious barriers or breathable water-repellent treatments for suitable masonry surfaces.
Our waterproofing process

Step 1: Initial discussion and site history
We begin by understanding where the leakage appears, when it started and whether it occurs only during heavy rain or remains throughout the year. We also ask about previous waterproofing work, plumbing repairs, changes to the terrace or roof and any recurring damp patches.
This history helps distinguish monsoon-related water entry from plumbing leakage, condensation, groundwater pressure or an older waterproofing system that has reached the end of its useful life.
Step 2: Site inspection and leak diagnosis
At the property, we inspect the affected area as well as the surfaces above and around it. Depending on the problem, this may include checking cracks, parapet joints, drain outlets, pipe penetrations, tile joints, window edges, flashing, construction joints, slopes and areas where water is collecting.
We look for the route of water entry rather than assuming that the visible damp patch is the source. Moisture readings, controlled water tests or closer inspection of concealed junctions may be recommended where the cause is not immediately visible.
Step 3: System selection and scope of work
Once the likely source has been identified, we recommend a waterproofing system suited to the structure and exposure. The proposal explains the areas to be treated, surface preparation, crack and joint repairs, primer, membrane or coating system, number of applications, curing requirements and testing method.
We also identify exclusions and related repairs—such as plumbing, broken tiles, inadequate drainage or damaged plaster—that may need to be completed for the waterproofing work to perform correctly.
Step 4: Surface preparation and structural repairs
Waterproofing should not be applied over dust, algae, loose plaster, hollow screed, failed coatings or untreated cracks. The surface is cleaned and unsound material is removed so that the repair products and waterproofing system can bond correctly.
Cracks, honeycombed concrete, joints, pipe penetrations and floor-to-wall junctions are treated before the main membrane or coating is applied. Where water is collecting, local slope or drainage correction may also be required. We don't ignore drainage. Waterproofing performance depends on more than the membrane or coating. Where applicable, we check drainage falls and ensure water is directed toward drain points. Certain government specifications use a minimum 1:100 (approximately 10 mm fall per metre) slope toward drains for relevant applications.
Step 5: Waterproofing application and detailing
The selected cementitious coating, acrylic system, polyurethane membrane or APP membrane is applied according to the requirements of the product and substrate. Corners, parapets, outlets, penetrations, construction joints and changes in level receive separate detailing because these areas experience greater movement and are more vulnerable to leakage. Our technical approach is aligned, where applicable, with relevant BIS standards for waterproofing, including IS 3067, IS 2645, IS 4365, IS 6494, IS 9918, IS 12054, IS 13182 and IS 16471.
Application is planned around suitable weather and substrate conditions. During Goa’s monsoon, active rain, high surface moisture and insufficient drying time can affect adhesion and curing, so permanent external waterproofing may require an appropriate dry-weather window.
Step 6: Curing, testing and inspection
After application, the system is allowed to cure for the required period. Where the structure and waterproofing system permit it, we conduct a ponding, flood or water-retention test to check the treated area before finishing layers or normal use resume.
The completed work is inspected at outlets, overlaps, junctions and termination points. Any protective screed, tiles, plaster or paint required over the waterproofing system is completed only after the membrane has cured and testing is satisfactory.
Step 7: Handover and maintenance guidance
At handover, we explain the treatment used, the areas covered and any precautions required. We also identify maintenance items such as keeping rainwater outlets clear, avoiding damage during later drilling or plumbing work and inspecting exposed surfaces before the next monsoon.
Waterproofing performs best when drainage remains clear and new cracks, broken tiles or damaged joints are repaired before they develop into a larger leakage problem.
How much does waterproofing cost in Goa?
Waterproofing prices in Goa depend on more than the size of the area. The surface condition, source of leakage, preparation required, drainage, access and selected waterproofing system can all change the final cost.
A sound terrace requiring a preventive coating will cost less than an actively leaking terrace that needs failed material removed, cracks repaired, the slope corrected and a new membrane installed. The indicative ranges below are intended to help property owners plan a budget before the site inspection.
Indicative waterproofing prices in Goa
Waterproofing work | Indicative Price |
|---|---|
Preventive terrace waterproofing | ₹30–₹110 per sq. ft. |
Reinforced acrylic terrace system | ₹80–₹130 per sq. ft. |
Liquid-applied polyurethane membrane | ₹120–₹240 per sq. ft. |
APP-modified bituminous membrane | ₹140–₹280 per sq. ft. |
Bathroom waterproofing before tiling | ₹50–₹140 per sq. ft. |
External wall waterproofing | ₹40–₹100 per sq. ft. |
Water-tank or sump waterproofing | ₹60–₹130 per sq. ft. |
Crack repair or injection grouting | From ₹60, depending on the crack and access |
Screed and slope correction | ₹5–₹20 per sq. ft. additional |
Minimum site/job charge | From ₹25,000 |
What is included in the cost?
The inclusion depends on the selected system. A complete quotation should identify surface cleaning, removal of loose material, crack and joint repairs, primer, reinforcement, waterproof coating or membrane, junction detailing, curing and the applicable testing method.
Protective screed, new tiles, scaffolding, extensive civil repairs, plumbing work, interior plaster, painting and removal of previously failed systems may be quoted separately.
Why can two waterproofing quotations be very different?
Two quotations may use the same term—such as “terrace waterproofing”—while allowing for completely different work. One may cover only the application of a coating. Another may include surface preparation, crack treatment, primer, reinforcement, multiple coats, parapet detailing, outlet treatment, testing and a protective finish.
Compare the complete specification, material consumption, membrane thickness, preparation and exclusions rather than comparing only the price per square foot.

Waterproofing questions Goa property owners commonly ask
Why does my roof or terrace leak only during very heavy rain?
Leakage that appears only during prolonged or wind-driven rain often points to a vulnerable junction rather than a uniformly damaged surface. Common entry points include parapet-to-slab joints, rainwater outlets, pipe penetrations, construction joints, cracked screed, roof flashing and areas where water remains after the rain stops.
Water can travel through the slab or masonry before appearing inside the property, so the visible ceiling stain may not be directly below the point of entry. The terrace, roof and adjoining walls should be inspected together before selecting a treatment.
Can permanent waterproofing be done during Goa’s monsoon?
Some emergency sealing, injection grouting and protected internal repairs may be possible during the monsoon. However, most external coatings and membranes require a suitably dry surface and a clear weather window for preparation, application and curing.
Applying a permanent system to a wet substrate or immediately before rain can interfere with adhesion and trap moisture below the waterproofing layer. During the monsoon, we assess whether a permanent treatment can be completed safely or whether temporary protection should be used until conditions improve.
When is the best time to waterproof a property in Goa?
Terraces, roofs and external walls are ideally inspected and treated before the monsoon, while the surface is dry and there is enough time for repairs, application, curing and testing. Planning the work between the end of the previous monsoon and the beginning of the next one also makes it easier to correct slopes, repair damaged screed or replace tiles where required.
Waterproofing can still be assessed at other times of the year. In fact, inspecting the property during or shortly after rain can sometimes help identify active water paths. The permanent application should then be scheduled for suitable weather conditions.
Can a tiled terrace be waterproofed without removing the tiles?
Sometimes—but only when the existing tiles are firmly bonded, the slope and drainage are adequate and the leakage is coming through accessible joints or localised cracks. In such cases, joint repairs, compatible sealants or a surface-applied system may be possible.
If the tiles are hollow, the screed is cracked, water is trapped below the surface or the terrace has an incorrect slope, applying another coating over the tiles may conceal the problem without solving it. The existing build-up should be inspected before deciding whether the tiles can remain.
Why is there a damp patch on my ceiling when the terrace above looks undamaged?
Water often enters at a crack, outlet, pipe penetration, bathroom, balcony or parapet junction and then travels through the slab before becoming visible. The point where the ceiling is wet may therefore be some distance from the actual source.
Painting or repairing only the ceiling treats the visible damage, not the water entry. The area above and around the stain should be inspected, the source treated and the ceiling allowed to dry before plaster and paint are restored.
Why does dampness return after the wall has been repainted?
Paint can cover a damp patch temporarily, but it does not stop moisture entering the wall. Recurring dampness may be caused by rain entering through external cracks, failed exterior coatings, window edges, an adjoining bathroom, concealed plumbing, condensation or moisture rising from the base of the wall.
The source must be identified before repainting. Otherwise, trapped moisture can cause the new paint to bubble, peel or develop mould during the next monsoon.
Which waterproofing system is best for a terrace in Goa?
There is no single system that is best for every terrace. Polymer-modified cementitious coatings may be suitable for protected areas and under-tile applications. Acrylic elastomeric coatings can provide a seamless, UV-exposed finish on appropriately prepared surfaces. Polyurethane membranes offer greater flexibility for suitable terraces and balconies, while APP-modified bituminous membranes can provide a robust sheet system for larger RCC surfaces.
The correct choice depends on the condition of the slab, existing screed, crack movement, foot traffic, standing water, drainage, previous treatments and whether the finished membrane will remain exposed or receive a protective layer.
How long will a waterproofing treatment last?
The service life depends on the system, substrate preparation, application quality, exposure, drainage and how the surface is used after treatment. Cementitious, acrylic, polyurethane and APP membrane systems have different performance characteristics and should not be presented as interchangeable products.
Standing water, blocked outlets, later drilling, damaged tiles and unsealed structural movement can shorten the life of any waterproofing system. The product used, work covered, maintenance requirements and applicable warranty should be recorded in the quotation.
How do you test the waterproofing before completing the work?
The testing method depends on the treated area and the system used. Bathrooms, balconies, terraces, tanks and sumps may be suitable for controlled flood, ponding or water-retention tests after the required curing period.
Exposed walls, sloped roofs and localised joints may require a different inspection or controlled water test. A minimum 72-hour test period should be planned so that it checks the waterproofed surface without overloading the structure or damaging unfinished areas.
Do you provide waterproofing services across North and South Goa?
We undertake waterproofing inspections and repairs across Pilern, Verna, Saligao, Calangute, Salvador do mondo, Parra, Madgaon and surrounding areas in North and South Goa.
The ability to attend a site and schedule the work depends on the location, project size, weather conditions and current workload. Contact us with the property location and the area affected so that we can confirm availability.
Does waterproofing come with a warranty?
Warranty terms depend on the waterproofing system, surface condition, scope of work and whether related repairs are completed as recommended. A coating warranty does not normally cover leakage caused later by plumbing failures, structural movement, drilling, third-party alterations, blocked drainage or damage to the treated surface.
Where a warranty applies, the quotation should identify its duration, coverage, exclusions and maintenance requirements. Product and workmanship warranties should also be distinguished clearly.
